02 — Business context

Built for the businesses that live and die on lead conversion

This concept represents the kind of product a real estate agency, property marketplace, developer, realtor platform, rental platform or property management company would run their business on — where the goal isn't just listing properties, but connecting the right buyer with the right one.

The core business objective: create a modern digital experience that connects property seekers with the right properties, and helps real estate professionals generate qualified leads — not just traffic.

03 — The problem

Real estate platforms are optimized for listing, not for finding

Too many properties, making discovery difficult
Poor property discovery experience
Users struggle to find properties matching their needs
Generic search filters
Low-quality leads
Slow inquiry process
Friction when contacting realtors
Property information scattered across different sections
Poor mobile experience
Outdated-looking real estate websites
Users overwhelmed by too many choices
Realtors spending too much time manually qualifying leads

Users don’t just need more properties.
They need help finding the right property.

04 — Business goals

What the product needed to move

Increase qualified leads

Improve property discovery

Reduce search friction

Increase property inquiries

Improve realtor-client communication

Build trust through better property presentation

Create a scalable platform for future AI features

05 — User research

Grounding the design in how people actually search and sell

Research combined direct conversations with both sides of the marketplace and a structural look at how existing real estate products handle discovery.

Realtor interviews
Property buyer interviews
Competitor analysis
Real estate website analysis
User journey analysis
Search behavior analysis

The consistent signal across buyer interviews and search-behavior analysis: filters alone don’t capture how people actually decide on a property — lifestyle, commute and “does this feel right” matter as much as bedroom count. On the realtor side, the recurring pain point was time lost qualifying leads that were never serious. Both insights pointed to the same design direction — AI applied to search intent and lead intent, not just a visual refresh.

06 — Target personas

Four people the platform had to work for

Property Buyer

Looking for the right property based on budget, location, lifestyle and requirements.

Goals
Find a property that fits their life, not just their budget.
Pain points
Too many listings, too few that actually match their real needs.
Needs
Fast, precise filtering and clear, trustworthy property information.
Behavior
Browses on mobile, compares multiple listings, contacts several realtors at once.

Realtor

Looking for qualified leads and an efficient way to manage prospects.

Goals
Spend time on leads that are actually ready to move.
Pain points
Manually qualifying every inquiry, most of which go nowhere.
Needs
A dashboard that tells them who to call first, and why.
Behavior
Checks leads daily, juggles multiple listings and client conversations.

Property Developer

Looking to showcase and sell properties through a premium digital experience.

Goals
Present developments in a way that builds credibility and drives inquiries.
Pain points
Generic listing pages that undersell a premium project.
Needs
Rich property presentation with strong, conversion-ready CTAs.
Behavior
Cares about brand perception as much as lead volume.

Investor

Looking for high-potential properties and useful property/investment information.

Goals
Identify properties with strong investment fundamentals quickly.
Pain points
Listings rarely surface the numbers investors actually care about.
Needs
Comparison tools and investment-relevant data alongside standard listing details.
Behavior
Compares multiple properties side by side before acting.
07 — Real estate user journey

Designed around the full conversion funnel, not just the search page

Discover → Search → Filter → Compare → Explore → Ask AI → Contact Realtor → Schedule Viewing

Step 1

Discover

Friction: Arrives with a vague idea, not a fixed set of filters.

Design response: A homepage built around guided discovery, not a bare search bar.

Step 2

Search

Friction: Generic keyword search returns too much, or too little.

Design response: AI search that understands intent, not just keywords.

Step 3

Filter

Friction: Standard filters don't capture lifestyle needs.

Design response: Filters paired with AI-refined recommendations.

Step 4

Compare

Friction: Comparing properties across tabs is slow and error-prone.

Design response: Side-by-side AI comparison across price, location and fit.

Step 5

Explore

Friction: Key details are scattered across the page.

Design response: A single, well-structured property details view.

Step 6

Ask AI

Friction: Buyers have questions a listing page can't answer.

Design response: A contextual AI assistant scoped to that specific property.

Step 7

Contact Realtor

Friction: Reaching out feels like a cold, generic form.

Design response: A low-friction inquiry flow with realtor context already attached.

Step 8

Schedule Viewing

Friction: Booking a viewing usually means a back-and-forth phone call.

Design response: Self-serve scheduling that closes the loop in one step.

08 — AI opportunity mapping

AI as an interaction model, not a chatbot bolted onto a listing page

Four proposed AI capabilities, each targeted at a specific point of friction in property discovery or lead conversion.

Proposed capability

AI Property Recommendation

“Find me a 3-bedroom apartment in Dubai under $350K with a gym and parking.”

AI parses location, budget, property type, bedrooms, amenities and stated preferences from a single natural-language query, then recommends properties that actually match — instead of forcing buyers through five filter menus.

Proposed capability

AI Property Assistant

“Is this good for a family? What are the nearby schools? What are the monthly costs?”

A contextual “Ask AI about this property” assistant lives on the property details page, answering listing-specific questions directly. It reduces information overload and lets buyers self-serve their way to a decision.

Proposed capability

AI Property Comparison

Select any properties and ask AI to compare them.

Buyers select multiple properties and AI compares price, location, size, amenities, investment potential, nearby facilities and estimated monthly cost — then summarizes which option fits which kind of buyer.

Proposed capability

AI Lead Qualification

Sarah — 92% Lead Intent · Budget $450K · Downtown · 30-day timeline · 3BR Apartment

AI reads budget, location, property type, timeline, financing and preferences signalled through a buyer's activity, then generates a lead intent score — so realtors prioritize high-intent leads instead of manually qualifying every inquiry.

09 — Information architecture

Two sides of one platform, structured for two different jobs

Customer side

Home

  • Property Search
  • Property Details
  • AI Assistant
  • Compare
  • Neighborhoods
  • Realtors
  • Saved Properties
  • Schedule Viewing
Realtor side

Dashboard

  • Leads
  • Properties
  • Analytics
  • Messages
  • Viewings
  • AI Lead Insights

Splitting the IA by role keeps each side focused on its actual job — buyers move through discovery to action, while realtors move through leads to close. Neither side is cluttered with the other’s workflow.

10 — Wireframing

Validating structure before visual design

Low-fidelity concepts across the core screens, used to test information hierarchy and flow before any visual design work began.

11 — Design system

One system, built to scale across both sides of the product

Color, typography, grid, spacing, buttons, form elements, icons, AI components, navigation, data visualization and dashboard components — kept consistent so new listing types and AI features drop in without redesigning the product.

Spotlight — Property Card System

Property cards are the single most-seen component in a real estate product — they carry the information a buyer decides on before ever opening a listing, so they got dedicated design attention rather than being treated as a generic card.

10

AI Lead Intelligence

Lead score, user intent, preferences and recommended follow-up actions.

UX: Turns raw inquiries into a prioritized worklist.

Business: Realtors act on the leads most likely to convert first.

13 — AI interaction design

AI as the search interface, not an add-on to it

Traditional search
LocationPriceBedroomsProperty TypeAmenities

Five separate decisions before a single result appears — and one wrong assumption sends the buyer back to the start.

AI search

“I need a quiet 2-bedroom apartment near the city center, preferably with parking, under $250K.”

One sentence carries all five filters at once. AI converts that natural-language intent into structured search criteria behind the scenes — the buyer never has to think in filter categories.

14 — Conversion strategy

The site's job is to move people, not just look good

Property Discovery → Trust → Intent → Action — every screen is designed to move a buyer to the next stage, with a clear next action always available.
